The quantitative relationship between the influence of urban rail transit on floor area ratio was studied by taking Tokyo as an example, which can provide a guiding basis for the rational allocation and optimal utilization of land resources in urban rail transit station areas in China. Location, building type, distance to stations, and land price were selected as the factors affecting the floor area ratio, and a linear regression model with interaction terms was built to analyze the relationship. The p-value test shows that the model with interaction terms is more applicable. The results show that the influence of distance to station on the floor area ratio of commercial buildings is greater than that of residential buildings. The interaction between the core area and the distance to the stations of commercial buildings is the greatest. The interaction between urban areas and the distance to stations of residential buildings is greater than that of suburbs. The results of this study provide a basis for adjusting the layout of commercial buildings in the station areas of urban rail transit in China, optimizing the floor area ratio of commercial buildings around the rail transit stations in urban core areas, and regulating the differential planning of residential buildings around urban and suburban rail transit stations.
